So here we go with an example…..make a list of….

What is your regular monthly income.
Do you receive any annual bonuses or dividends – divide that by 12 to give a monthly figure.
Do you have any investment income - if you receive annual payment divide that by 12.
Do you receive rental income from long term tenancies – put down the monthly amount.
Do you receive any other form of income – again put down the monthly amount

Add everything up to give you a total monthly income figure

And divide it by 3 – that gives you the maximum amount you can use each month to service all forms of borrowings and� financial commitments.

The next step is to add up how much you spend each month on your existing borrowings, so make a list of……

How much you pay each month towards your mortgage or rent if you are a tenant.
Do you have any other mortgage
Do you have a car loan, or a personal loan.
Are you repaying a student loan
If you don’t clear your credit cards each month, how much is the monthly repayment amount.
Are you paying any maintenance to an ex-spouse

Ok, so add up that list…….

And deduct that amount from the third of your monthly income.

What is left, can be used to service the monthly cost of your French mortgage, and only that amount.

For instance, if a person has a monthly income of �3000, then one third (that’s �1000) can be used to service all forms of borrowings.

Supposing they have financial liabilities of �700 per month, then that would leave �300 for the monthly cost
